How do you help buyers to find the right properties for them?
I begin by educating the Buyers regarding the process of a property purchase so that they know what to expect which keeps the surprises down to a minimum. Once I know what their wants and needs are… which requires being a great listener and paying attention to detail, I then work tirelessly to find them the perfect home.
How do you make sure buyers get the best price for the property they are interested in?
As part of my research and keeping up with the market I know the latest value and market trends. Then prior to writing an offer, I run a market analysis of the subject property showing my clients what comparable properties are selling for in the area and then discuss in depth the market conditions and latest trends at the present time which often dictates how aggressive an offer needs to be.
What do you do to help market the properties your clients are selling?
I have a top online marketing presence with a huge network of real estate websites that gives us an edge and a nitche in the market. I pride myself in “out marketing” the other agents in the area. I use every platform available including Google, Bing, Yahoo, Realtor.com and many other real estate listing sites.
How do you ensure your sellers get the highest price?
By doing a massive online marketing campaign which includes having great photos, and also knowing how to convince the buyers agent and their buyer client that the sellers price on this home is really is the best deal they will get and that time is of the essence as there are other buyers ready to buy this home.
What do you recommend sellers do to make sure their selling process is smooth?
As I have educated and prepared the sellers for potential issues, the next item of importance is for them to be able to respond to offers in a timely manor as the market moves quickly. It is a huge plus if sellers can utilize technology like an iPhone or iPad so that I can quickly send offers too and have them sign online which helps make the sellers response much quicker.
